Now scheduling 2026 Q3 pilot runs

Airbnb co-host pipelines, sourced thelegal way.

Roostpair is an AI agent that reads compliant real-estate data — MLS feeds, the Bridge API, and licensed listing-partner programs — and delivers a structured deal brief: a vetted property, a co-host viability score, and a shortlist of operators ready to take the listing.

How it works

Four steps from raw feed to a co-host-ready deal.

The agent runs the parts of prospecting that a human team would otherwise loose hours to — and stops short of the parts that require your judgment: deciding which deals to pursue, drafting the outreach tone, and choosing the operator.

  1. Define the buy-box

    Property archetypes, submarkets, cash-flow thresholds, operator-skill requirements, and seasonal windows. Set once, refined as you go.

  2. Ingest compliant sources

    MLS streams, the Bridge API, licensed partner programs (including official Zillow partner channels where available), and any off-market files you upload through the manual pipeline.

  3. Profile + score + brief

    Each candidate gets an STR profile, a co-host viability score with the rubric that produced it, comparable submarket performance, and a ranked shortlist of vetted operators.

  4. Person + send

    A editable outreach draft lands in your inbox with the deal brief attached. You decide which deals move forward and how the message reads.

What you receive

One brief per pick. Every brief is structured.

Brief object
{
  "property": { "address", "beds", "baths", "sqft", "submarket" },
  "viability":     { "score": 84, "rubric": [...] },
  "comps":         [{ "submarket", "adr", "occ_p90" }, ...],
  "operators":     [{ "name", "fit_pct", "listings", "rating" }, ...],
  "outreach":      { "subject", "body", "personalization_fields" },
  "source_proof":  [ "MLS#1342098", "Bridge:2026-08-12" ]
}

Every field is traceable. The team's source_proof tells you exactly which feed produced the listing — so due-diligence questions land on a real document, not a guess.

Why now

Airbnb's 2026 Summer Release pours demand into a larger host inventory.

AI-driven guest discovery changes the curve: properties that weren't going to make money as STRs suddenly do. The teams that win the next two cycles already have a sourced bench of qualifying deals — not a stack of cease-and-desists from running scrapers at the residential-proxy layer.

Compliance posture

Why our sourcing posture is different from the existing crop.

Tools like Hospitable, HostEasy.AI, STR Booster, and BnB Atlas optimize the listing after it's live. Roostpair sits upstream — and we take the legal risk of sourcing as seriously as the rest of the workflow.

Pilot a submarket

Run Roostpair against one submarket. See whether the brief format fits how your team actually decides.

Pilot runs cover a single geography, a defined buy-box, and a chosen weekly cadence. You'll see the deal brief format, the co-host shortlist quality, and whether our rubric aligns with your underwriting instinct — before you commit to a wider engagement.
